Today
real estate professionals can work for either a
buyer/tenant, or seller/landlord. In
commercial sales and leasing that means a choice
in who represents you when you're buying or
leasing. George

requirements. Whether they represent a landlord or
tenant, the responsibilities are the same.
The object is to bring two parties together to
"make a deal." In finalizing a contract,
each side represents and promotes the client's
interest in the negotiations. A broker can
choose who he represents. But, more
importantly, so can you as a tenant. You
have the option of working with a representative.
If you call a phone number on a building sign, the
person you talk to will be representing the
landlord. If you work directly with that
person, keep in mind the agent's job is to market
and negotiate that property on behalf of the
landlord. The landlord and the landlord's
agent have a great deal of shared experience on
how to get the best terms and conditions for the
owner of the property. You may not get all
the information you need from the agent.
A tenant representative broker will not represent
the landlord during your transaction. Tenant
representatives will search for space that meets
your needs and sort through that information in
order to narrow your choices to the best available
situations. An agent working for you as a
tenant representative will not withhold any
information that you need. And the agent
will not discuss with the landlord anything that
might work against you in the negotiations. The
tenant rep will always be on your side and have
fiduciary responsibility to you.
