AVIR Realty Group, L.L.C., was founded in 1996, as the real estate brokerage and consulting affiliate of AVIR Corporation, a real estate developer and investor, active in markets in the eastern U.S. and Canada.
AVIR Realty Group is based in Wilmington, Delaware with offices in suburban Philadelphia and Baltimore. The company services the real estate needs of the business and investment community as consultant, broker and advisor.

BROKERAGE: AVIR acts as broker to execute lease or sale transactions as directed by our clients. The fees and commissions earned during these transactions can offset consulting fees.
CONFLICT AVOIDANCE: AVIR discloses all current consulting and brokerage assignments to clients before entering into any agreement to represent the interests of a client. This list is updated regularly. Undisclosed agency conflicts, are a major problem for other real estate service providers.

George Gowen went into the commercial real estate business in 1984, starting as an industrial sale and leasing broker at Jackson Cross Company. Since becoming a partner at Avir Corporation in the early 90’s, his roles have included acquisitions dispositions, analysis, debt origination and the full range of asset management, leasing and property management.
Since 2005, Avir Realty Group, LLC has acted as acquisitions advisor and asset manager to Penguin Real Estate Investors, LP. Penguin has acquired $50m of fully leased office and industrial buildings, in addition to commercial land parcels that are leased long term to credit tenants. Mr. Gowen’s roles include sourcing the acquired assets, negotiating contracts, debt acquisition, due diligence, financial modeling and analysis, hiring brokers and property managers and subsequent asset management.
Mr. Gowen, joined Avir Corporation as Vice President of Acquisitions and partner. During the ensuing years, the Avir team grew the Industrial Portfolio, to 1.2 msf. In 2003, they sold much of the portfolio, returning significant capital to investors. Recent acquisitions have brought the portfolio to a value balance of 60/40 between office and industrial assets which are all located in the Mid-Atlantic region. Avir recently completed the renewal of its largest tenant, Lancaster Preferred Partners, LLC in their 250ksf, industrial facility in Lancaster, PA.
In 1998, George Gowen started Avir Realty Group, LLC, the consulting and brokerage affiliate of Avir Corporation. Avir has represented Allstom, DuPont, Ryder, Accugenix, Infoguard, Faro Pharmaceutical and Sardo and Sons. These assignments covered the full range of corporate real estate work. Proficient in financial modeling and analysis, Mr. Gowen has also supervised construction from ground up development through minor tenant improvements. Mr. Gowen was a Vice President, with Jackson-Cross, in the Wilmington and Philadelphia offices from 1984 to 1998, a capacity in which he served many clients, including, GM, RREEF, Invesco, DuPont, Equitable, The Franklin Mint, USF&G, Hanson PLC, Mass Mutual, IKEA, SAP, PepsiCo, Hewlett Packard and Keebler. He is a graduate of Penn State, University Park with a degree in Economics, and attended the University of Paris. He holds real estate licenses in Delaware, and Pennsylvania and resides with his family in Chester County.

Vinson Hendrix
Sales & Leasing - VP Marketing
Vinson Hendrix joined AVIR Realty Group, L.L.C. in 2001, as a sales and leasing agent specializing in retail/office leasing and sales. Prior to joining AVIR Mr. Hendrix was an asset manager for Stoltz USA, a multi-disciplined firm that owns and operates real estate portfolios nationwide.
Mr. Hendrix leased and managed retail, office, and industrial portfolios totaling 1.2M square feet and $105 million in asset value. In addition to leasing and marketing services, he provided strategic planning, market analysis, financial feasibility studies, and project management operations.
Noteworthy accomplishments. • Managed the acquisition and ongoing operations of $80 million of the $105 million portfolio • Negotiated 54 leases totaling $6.4 million over 3-years increasing the net value of those leases an average of 27% • Managed the merger of two accounting divisions combining real estate portfolio values of $150 million into a new software system seamlessly and without any downtime or lender reporting problems • Responsible for the management and direction of multiple building construction and tenant improvement projects for various commercial office and retail properties.
Mr. Hendrix continues to service multiple clients in the sale, leasing and consulting of commercial properties.
